Procopio Revives Paragon Park Redevelopment Plan

Plans for a large-scale multifamily development across from Hull’s Nantasket Beach are back on the front burner in a new proposal by The Procopio Cos.

The Middleton developer is seeking approval for 132 housing units in a 4-story building along Nantasket Avenue on a portion of the former Paragon Park property.

Known as Paragon Dunes, the 146,063-square-foot complex would replace the Paragon Boardwalk arcade building.

In August 2021, Hingham developer Chris Reale withdrew a proposal for 140 apartments and ground-floor retail space at the site.

Procopio Cos. has an option to acquire the properties at 189 and 193 Nantasket Ave. and 0 George Washington Blvd. from Reale’s Nantasket Dunes LLC, according to a letter submitted to the Hull Planning Board this month by attorney Adam Brodsky of Hingham-based Drohan Tocchio & Morgan.

The project plans include 177 parking spaces, including a 92-space underground garage, and 7,000 square feet of ground-floor retail space.

The proposal requires special permit approval from the Hull Planning Board under the town’s Nantasket Beach Overlay District. To anticipate sea level rise, the ground floor commercial and lobby spaces will be built with water-resistant construction, and the below-grade garage will be designed to allow flood waters to enter and discharge to the George Washington Boulevard side of the property, according to Brodsky’s submission.

The Paragon Park amusement complex, including a landmark 98-foot-tall roller coaster, opened in 1905 and closed in 1984. Previous portions of the site were subsequently redeveloped as multifamily housing.
