A mixed-use project in Wilmington is set to open this fall and will include 50 apartments, office and retail space, and a Starbucks.

The project will be a total of three buildings with 100,000 square feet and will be located at 203 Lowell St. The residential development, dubbed The Alice, will include 50 “Class A apartments with units featuring modern appliances, open floor plans, and expansive balconies,” according to a statement from developer, The Procopio Companies.

The development will also include a drive-through Starbucks, the franchise’s second location in Wilmington. Construction is scheduled to begin next month.

Office and retail space of 8,050 square feet is expected to be completed in early 2025.

“The Alice, the residential anchor of the project, will add additional, much-needed housing opportunities to the desirable I-93/Route 128 corridor, with close proximity to Boston,” David Roache, vice president of Development at Procopio, said in a statement.

The project will be situated at the intersection of Woburn and Lowell Streets, nearby to I-93 and less than a mile from Exit 31. It is also 1.5 miles from Wilmington’s MBTA Commuter Rail station and blocks away from restaurants, retail, fitness, and entertainment.
