As a Maintenance Manager for Bria, you will play a pivotal role in our proactive maintenance team that stays ahead of issues to prevent them from escalating, and when challenges do arrive, we promptly respond to ensure our residents can swiftly return to enjoying their lives. The Maintenance Manager will ensure the effective and efficient maintenance of our properties, contributing to the overall satisfaction and well-being of our residents. The ideal candidate will have a strong background in property maintenance, leadership abilities, and a commitment to delivering exceptional service.

Major Responsibilities:


Team Leadership

  • Supervise, train, and mentor a team of maintenance technicians and contractors.
  • Delegate tasks, set priorities, and ensure that the team operates cohesively and efficiently.
  • Foster a positive work environment that promotes teamwork, growth, and accountability.

Property Maintenance

  • Oversee and perform routine inspections of properties to identify maintenance needs, safety concerns, and code compliance issues.
  • Coordinate and execute maintenance and repair tasks, including plumbing, electrical, HVAC, carpentry, and general upkeep.
  • Respond promptly to maintenance requests from residents and property management staff.
  • Maintain accurate records of maintenance activities, repairs, and costs.
Vendor Management
  • Manage relationships with external vendors, contractors, and suppliers to ensure high-quality service delivery.
  • Obtain competitive bids for projects, negotiate contracts, and ensure work is completed within budget and timeline constraints.
  • Monitor vendor performance, addressing any issues and seeking opportunities for improvement.
Budget & Inventory
  • Assist in developing and managing the property maintenance budget, ensuring cost-effective solutions.
  • Maintain an inventory of maintenance supplies, tools, and equipment, replenishing as needed.
Emergency Response
  • Develop and implement emergency response plans for maintenance-related incidents such as leaks, power outages, and equipment failures.
  • Ensure 24/7 response availability from the maintenance team for critical maintenance issues and emergencies.
Regulatory Compliance
  • Stay up to date with relevant regulations, building codes, and safety standards to ensure properties are in compliance.
  • Implement and enforce safety protocols to prevent accidents and promote a secure environment.

Requirements

  • 5 + years of progressive property maintenance or facilities management experience in large-scale Class-A residential properties.
  • Technical expertise in a broad range of maintenance areas, including carpentry, electrical, plumbing, HVAC, and general repairs.
  • A proven ability to think critically and execute repairs and solutions without reliance on third-party vendors.
  • Detail-oriented and highly organized, with a proven ability to manage multiple tasks, prioritize, communicate, and delegate.
  • Strong analytical and problem-solving skills to identify issues and develop effective solutions.
  • Strong understanding of property management operations.
  • Effective communication skills to collaborate with cross-functional teams, property managers, and external stakeholders.

  • Willingness to work flexible hours, including evenings, weekends, and on-call rotation for emergencies.
  • A valid driver's license is required for property inspections and overseeing maintenance activities.
